5 Electrical Red Flags Home Inspectors Miss in Older Columbia Homes
Buying an older home in the Columbia area is exciting until the inspection report lands in your inbox. You flip through the pages, see a handful of electrical notes, and think you’ve got a clear picture. But your home inspector covered 400+ components in two to three hours. Electrical got maybe 10 to 15 minutes of that. They opened the panel, checked for obvious problems, tested a few outlets, and moved on.
That’s not a knock on home inspectors. They’re generalists doing a broad visual survey, and the InterNACHI Standards of Practice spell out exactly what falls inside and outside their scope. They’re not required to test every outlet, evaluate wiring behind finished walls, or calculate whether your panel can handle the load you’re planning to put on it. A dedicated electrical inspection before closing can save you from expensive surprises, especially in homes built before the 1980s.
Most of the issues below are fixable and fairly common. The problem isn’t that they exist. The problem is when nobody catches them before you close.
1. That Three-Prong Outlet Might Be Lying to You
This one is sneaky, and it’s the reason we wanted to lead with it. In homes built before the mid-1960s, the original wiring was two-conductor: a hot wire and a neutral wire, with no ground. The outlets were two-prong. At some point, a previous owner (or a handyman, or a well-meaning uncle) swapped those two-prong outlets for three-prong versions without running new grounded wiring to match.
The outlet looks modern. It accepts your three-prong plugs. But there’s no ground conductor behind it. In many cases, someone ran a jumper wire from the neutral terminal to the ground terminal, which is called a bootleg ground. This is where it gets dangerous: a basic plug-in tester, the kind your home inspector uses, will read that outlet as “correct wiring” even though the ground path doesn’t exist.
In a properly grounded circuit, a fault sends current safely back to the panel and trips the breaker. In a bootleg ground scenario, that same fault can energize the metal casing of your appliance or the outlet’s faceplate. That’s a shock hazard, and in the worst case, an electrocution risk.
General home inspectors use three-light plug testers because they’re fast and efficient. But detecting a bootleg ground requires either a more advanced impedance tester or physically removing the outlet cover and checking the connections. Standard inspections don’t call for pulling outlet covers.
In Rosewood, Forest Acres, Shandon, and older parts of West Columbia, this is extremely common. These neighborhoods are full of mid-century homes that have been cosmetically updated, sometimes multiple times, without anyone addressing the underlying wiring. The fix has two paths: rewiring circuits with grounded cable runs around $200 to $500 per circuit, or installing GFCI-protected outlets labeled “No Equipment Ground” on those ungrounded circuits, which is code-compliant and costs $15 to $30 per outlet plus labor. A full home rewire, if the scope warrants it, typically falls between $8,000 and $15,000.
2. Double-Tapped Breakers (and Why Your Inspector Might Shrug Them Off)
A double-tapped breaker is exactly what it sounds like: two wires crammed under a single terminal that was built for one. Most residential circuit breakers are rated for a single conductor. When you force two under the same screw, neither one has a solid connection. Loose connections generate heat. Heat leads to arcing, melted insulation, and in some cases, fire.
This is one of the most frequently found electrical deficiencies in residential inspections nationwide. Your home inspector may note it, but it often shows up as a minor line item, something like “recommend evaluation by electrician.” A buyer scanning through a 40-page report can easily dismiss it as a small fix.
Double-taps usually happen when someone adds a circuit to a panel that’s already full. Instead of installing a proper sub-panel or tandem breaker, they jam the new wire in alongside an existing one. In Columbia-area homes from the 1960s through the 1980s, this is extremely common because these homes were built with smaller panels, often 100-amp service with 20 to 24 breaker spaces, that have been overloaded with added circuits for central AC, kitchen remodels, workshops, and hot tubs over the decades.
The fix is usually straightforward. If the panel accepts tandem (piggyback) breakers, that’s the simplest route, running $150 to $400 per occurrence. If the panel is genuinely full and can’t accommodate tandems, a sub-panel installation typically costs $1,000 to $2,500. Either way, it’s a defined problem with a defined solution. You just need to know it’s there before you sign.
3. No GFCI Where Water Meets Wiring
GFCI outlets, the ones with the test and reset buttons, detect tiny imbalances in electrical current and shut off power in milliseconds. They’ve been required by the National Electrical Code in bathrooms since 1975, garages since 1978, kitchen countertops since 1987, and crawlspaces since 1990. If a home was built before those dates, GFCI protection might not exist in the rooms where you need it most.
The important wrinkle: existing homes aren’t required to retroactively upgrade to current code unless the specific area has been renovated. So a 1972 home can have non-GFCI outlets in the bathroom, and that’s technically within the rules, as long as no one has remodeled that bathroom since the code changed. A general inspector will test existing GFCI outlets by pressing the button, but they may not flag the absence of GFCI protection in a home where it wasn’t required at construction. The report might note “no GFCI observed” without marking it as a concern.
This matters beyond safety alone. Insurers are increasingly noting the absence of GFCI protection, and it can become a negotiation point during the sale.
The good news is that this is one of the most affordable fixes on the list. A licensed electrician can install GFCI outlets or GFCI breakers for roughly $100 to $200 per location. For a typical older Columbia home that needs coverage added to two bathrooms, a kitchen, a garage, and outdoor receptacles, the total cost usually lands between $400 and $1,000. If you’re buying a pre-1987 home in Forest Acres, Shandon, Rosewood, Dentsville, or older Lexington subdivisions, budget for this. It’s a near-certainty.
4. The Wiring Behind the Walls That Nobody Can See
Knob-and-tube wiring was the standard method for residential electrical work from the 1880s through the 1940s, with some installations stretching into the early 1950s. It uses individual hot and neutral wires strung through porcelain insulators, with no ground conductor and rubberized cloth insulation that becomes brittle and crumbles over time.
Here’s the part that’s important to understand: knob-and-tube isn’t inherently dangerous in its original, unmodified state when the insulation is intact, and the circuits aren’t overloaded. The problems come from decades of use and modification: cloth insulation degrades and exposes bare wire, previous owners splice in new circuits improperly, someone blows insulation into the attic over wiring that was designed to dissipate heat through open air, and circuits engineered for a few light bulbs are running loads they were never built for.
A general inspector can spot knob-and-tube in an unfinished basement or an open attic. The problem is that previous owners often finish these spaces. They drywall the basement, floor over the attic, and enclose the crawlspace. Once those surfaces go up, the wiring is invisible during a visual inspection.
In Shandon, Cottontown, Elmwood Park, Eau Claire, and parts of the Vista, this is a real concern. These neighborhoods have significant pre-1950s housing stock, and many of those homes have been renovated cosmetically (new kitchens, refinished basements) without rewiring. The home looks updated. The wiring behind the walls tells a different story.
Insurance adds another layer. Many South Carolina insurers will not write a homeowner’s policy on a property with active knob-and-tube wiring, or they’ll require it to be de-energized and replaced before coverage begins. That’s a conversation you want to have before closing, not after. According to NFPA research, electrical failures or malfunctions are a leading cause of home structure fires, and aging wiring systems are a significant factor.
Full rewiring of a knob-and-tube home typically costs $8,000 to $20,000 or more, depending on size, accessibility, and whether walls and ceilings need to be opened. It’s a big number. But it’s a number you can negotiate with or plan around if you know about it before you close. Finding out after you’ve signed is a different situation entirely.
5. Your Panel Works Fine (Until You Plug In One More Thing)
A lot of older Columbia homes were built with 60-amp or 100-amp electrical panels. At the time, that capacity was plenty: a few lights, a range, a water heater, maybe a window unit. Today, that same home might be running central HVAC at 30 to 50 amps, an electric range at 40 to 50 amps, a dryer at 30 amps, a water heater at 25 to 30 amps, plus every other device in a modern household. A 100-amp panel can handle this, but only because those loads don’t all peak simultaneously.
The problem shows up when someone wants to add something. An EV charger pulls 40 to 50 amps. A hot tub pulls 30 to 50. A kitchen remodel with a double oven adds significant demand. At that point, the panel is at or over capacity, and the only safe path is an upgrade.
General home inspectors will note the panel amperage and might flag anything under 100 amps. But they’re not required to run a load calculation to determine whether the current panel has adequate capacity for the home’s existing use, let alone whatever you’re planning to add. An inspection report might read “100-amp panel, functional” without mentioning that the panel has zero spare capacity.
Some of these panels have been supplemented over the years with sub-panels or tandem breakers installed in ways that technically work but cause headaches down the line. These improvised solutions can mask the underlying capacity problem.
100-amp panels are extremely common in Columbia homes built from the 1960s through the 1980s, and with EV adoption growing in South Carolina and household electrical demands increasing year over year, this is an issue that comes up more often than it used to. A panel upgrade from 100-amp to 200-amp service typically runs $2,500 to $6,500, including the new panel, the meter base, the service entrance, and the required permit and inspection through Richland or Lexington County.
What This Adds Up To
None of these five issues are rare. In fact, if you’re buying a home in the Columbia area that was built before 1985, there’s a good chance at least two or three of them apply. The point isn’t to scare you out of buying an older home. Older homes in neighborhoods like Shandon, Rosewood, and Forest Acres have a lot going for them, and these electrical issues are solvable.
The point is that a general home inspection, by design, isn’t built to catch everything on this list. That’s not a failure of the inspector. It’s a limitation of the format. A licensed electrician looking at the same system will spend an hour or more on it, with the tools and training to find what a visual survey can’t.
If you’re in the middle of a purchase and your inspection report came back with a few electrical notes (or suspiciously few), a follow-up electrical inspection can fill in the gaps. It’s a small cost relative to the purchase price, and it gives you hard numbers to work with for negotiating repairs or budgeting what you’ll address after move-in.
In South Carolina, all electrical work over $200 requires a licensed electrician and a permit. The electrician pulls the permit, does the work, and a county inspector signs off. That process exists for a reason, and it’s worth knowing about before you start getting quotes.
